Residential building at 27 Petrivsky Lane

In Obolon, one of the greenest areas of Kyiv, a new residential project has been implemented — a two-story house with expressive architecture that combines restrained geometry and the warm texture of clinker brick. The location on a 0.15-hectare plot allowed for the creation of a spacious landscaped area with a protected courtyard, entrance group, and a security house.

Architecture

The building is designed in a restrained modern style. The façades are finished with dark gray clinker brick with contrasting vertical Schüco glazing. The visual plasticity is enhanced by porcelain stoneware elements, entrance canopies, decorative columns, slats, and accent lighting.

  • The first floor includes: a spacious double-height living room (58 m²), three bedrooms, walk-in closets, bathrooms, a garage for two cars, a utility room, and a large terrace.
  • The second floor includes: 2 bedrooms, bathrooms, and walk-in closets.
  • The basement includes a boiler room and a utility room.

Construction

  • Walls: ceramic blocks M125, insulation — TECHNOBLOCK mineral wool.
  • Roof: insulated, with standing seam sheet metal.
  • Foundations: prefabricated strip foundations.
  • Floors and stairs — monolithic reinforced concrete.

Engineering

  • Heating: underfloor heating.
  • Plumbing: metal-plastic pipes, fixtures — as selected by the client.
  • Ventilation: vertical ventilation shafts are provided.
  • Roller shutter systems — built-in, concealed installation.

Landscape and Fencing

Fencing — vertical slats, metal pylons, and automatic gates.
The entrance group includes a small security house with a separate entrance and individual utility connections.
