Multifunctional production complex (two options for planning organization)

This project is a modern response to the challenges of industrial construction, combining production, administrative, service, and hotel functions within a single facility. Two architectural and planning models are proposed, each with its own logic of zoning and engineering implementation.

Option 1: Classic model with an administrative second floor

Architectural Concept:

The complex is designed as a two-story rectangular building with an exposed metal frame that creates a striking industrial appearance. The spatial layout is built around a clear logic: production is located on the ground floor, while service and administration occupy the second level.

Functional Structure:

  • 1st floor — production workshops, vehicle bays, warehouse area, and mechanical workshop;
  • 2nd floor — administration, design office, canteen with terrace, fitness area, hotel;
  • Each block has a separate entrance to eliminate the crossing of logistical flows;
  • Total area — 3115.90 m², including: bays — 1215.55 m², production — 623.44 m², administration — 341.38 m², hotel/fitness/canteen — 521.63 m².

Structural Solutions:

  • Frame — steel (Astron);
  • Floor slabs — caisson type with autoclaved concrete;
  • Facade — sandwich panels with structural glazing;
  • Roofing — profiled sheet with mineral wool insulation.

Option 2: Basement layout with access to natural light

Architectural Idea:

In this version, the production area is embedded into the terrain, forming a basement level at -3.100 m, which receives daylight through windows and an internal courtyard. The administrative part is located on the first (above-basement) level. This zoning increases energy efficiency and allows for better organization of the exterior space.

Functional Structure:

  • Basement level — production (610.83 m²), bays (943 m²);
  • First floor — administration (433.41 m²), design office (339.66 m²), hotel/fitness/canteen (524.66 m²);
  • All blocks also have independent entrances, and access to the production areas is provided by a two-way ramp;
  • Total area — 2851.55 m².

Structural Solutions:

  • Basement — monolithic reinforced concrete;
  • Upper level — steel frame with a suspended facade system;
  • Transparent stairwell — the dominant facade element on the main entrance side.

Common Features of Both Concepts:

  • Complete functional autonomy of all blocks (production, administration, hotel, service);
  • Geothermal field and built-in transformer substation;
  • Fire lane around the perimeter;
  • Security checkpoint and parking spaces on site.
