Valley View Residence residential building

This private house is an example of contemporary residential architecture that harmoniously integrates into the natural environment and creates a sense of spaciousness, comfort, and privacy. The Valley View Residence project is located in the village of Malyutyanka, Kyiv-Sviatoshyn district, on a private plot of 0.15 ha.
Architectural Idea
The house is designed in a restrained minimalist style with an emphasis on clean forms and proportions. The main volume features a gable roof and clearly defined geometry. The contrast between the smooth light-colored plaster and solid graphite inserts creates a concise yet refined appearance.
A distinctive accent is the wooden pergola with vertical louvered elements, which serves as both a canopy and a warm visual feature. Evening lighting highlights the architectural details of the façade without overwhelming the composition.

Functional Structure
The house has two full floors and a basement. The spatial layout is thoughtfully planned to meet daily living needs:
First Floor:
- Kitchen-living room with access to the terrace;
- Bedroom;
- Study;
- Bathroom and utility rooms;
- Spacious garage;
- Hallways and circulation zones.
Second Floor:
- Two bedrooms;
- Additional room (can serve as a children’s or guest room);
- Walk-in closet;
- Bathroom;
- Gallery-hall.
The total floor area of the building is 246.13 m². The building footprint is 211.24 m². The construction volume is 1,146 m³.
Structural and Finishing Solutions
- Foundation: strip, prefabricated.
- Walls: AEROC gas blocks with external insulation.
- Roof: insulated roof with composite shingles.
- Façade: decorative plaster with accents of reclaimed brick.
- Flooring: insulated, with tile finish.
- Systems: underfloor heating, radiators, metal-plastic plumbing.
Landscaping Details
The surrounding area is planned to include a leisure zone (terrace), paved garden paths, and landscaping. Total paved area — 213.24 m², landscaping — over 1,070 m².
