Project
Residential complex “Prestige”, Astana

Residential Complex “Prestizhnyi” is a modern housing cluster in the central part of Astana, designed as a comfortable and large-scale environment for family living. The complex offers comprehensive development with integrated daily service infrastructure, a kindergarten with a primary school, underground parking, and a barrier-free public space.
Architectural Idea
The spatial composition of the complex forms a clear perimeter block-type development. The façades are executed in a contemporary restrained style using a natural palette, vertical rhythms of windows and balconies, as well as panoramic glazing on the upper floors. The architecture emphasizes simplicity, light, and openness.

Functional Structure
The residential complex includes:
• Several typical sections of varying heights — from 9 to 16 floors.
• Two-level underground parking with direct elevator access.
• A kindergarten with an integrated primary school (a separate part of the territory with its own entrance and inner courtyard).
• Car-free inner courtyards — accessible only to residents, with children’s and sports playgrounds.
• Commercial spaces on the ground floors — for cafés, pharmacies, supermarkets, and service providers.
Planning Solutions
• Apartment layouts offer variability — from compact one-room units to spacious three-room apartments.
• Typical section plans are rationally zoned — guest, night, and utility areas do not overlap.
• Ceiling heights exceed 3 meters; wide window openings provide maximum daylight.
• Interior design options for each functional room (living, bedroom, children’s room, bathroom) are pre-designed.
Engineering and Safety
• Connection to centralized water supply, heating, and electricity systems.
• Video surveillance systems, intercoms, and controlled access to entrances.
• Fire escape stairs, reservoirs, and smoke extraction systems in accordance with Kazakhstan regulations.
Location and Accessibility
The complex is situated in an area with developed social infrastructure: nearby are schools, medical facilities, shopping centers, and public transport stops. Pedestrian accessibility radii are optimized to 500–800 meters for all key service facilities.
