Residential building DOMUS ALBA

This object is an example of contemporary private housing that combines refined minimalist architecture, functional ergonomics, and a high level of energy efficiency. The project is implemented at 23 Petrivskyi Lane in the Obolonskyi district of Kyiv.

Architectural Idea

The concept is based on the principles of simplicity, transparency, and light. The building features restrained geometry with a dominant horizontal line and a flat roof, as well as large areas of structural glazing that create the effect of “dissolving” the boundaries between interior and exterior environments. Natural materials, warm finishing tones, and evening lighting form an elegant yet reserved image of premium-class housing.

Functional Structure

The layout of the project is designed for the comfortable living of a single family. It includes:

  • A spacious kitchen-dining room of over 44 m² with direct access to the terrace.
  • Three bedrooms, two bathrooms, and two walk-in closets, isolated in a separate block.
  • A built-in garage with a canopy and separate entrance, connected to the main area through a transparent vestibule.
  • A terrace and landscaped yard integrated into the overall architectural volume.

Technical Features

  • The structures are made of monolithic reinforced concrete and M100 F25 brick with TECHNOFAS insulation.
  • The façade features a “wet” insulation system with multilayer plaster and ventilation louvers.
  • The roof is a flat usable type, with a drainage system, thermal insulation (XPS), and a PVC membrane.
  • Glazing systems — Schüco, with maximum transparency and minimal profile.

Landscape and Surroundings

Lighting is integrated into the geometry of the façade, paths, and site boundaries, ensuring navigation and emphasizing the architectural form of the building.
